Mold Inspections
Water intrusion or leaks are common in
homes and businesses located throughout the United States. According to
US Government Statistics, approximately 30% of the homes built have
some type of leakage problem. Damaged homes and office buildings are
extremely vulnerable to microbial growth. The moisture associated with
flooding, faulty piping, and roof leaks promote the growth of fungi,
which may produce powerful toxins called Mycotoxins. Mycotoxins may
cause serious health effects and can be ingested, inhaled, or come in
contact with the skin. Molds that are potential producers of Mycotoxins
are Fusarium, Penicillium, Aspergillius and Stachybotrys.
Proven microbial sampling techniques must
be used to determine the extent of microbial infestation and guide the
remediation contractor to return the working or living environment to
acceptable conditions.

At Space Coast Home Inspectors LLC, we provide detailed reports that
include Cause and Origin, Moisture Measurements, Site Diagrams, Infrared
and Digital Photographs and Conclusions. We can also provide Remediation
Protocols and Clearance Testing.
Hazardous
Molds and Fungi require four things to thrive:

Of these four things, moisture is the
ONLY controllable variable. Using our infrared camera thermography,
we can pinpoint the location of moisture in homes and buildings.
Most of these cannot be seen by the naked eye, especially in the early
stages before staining occurs. Once isolated, these areas can be
scheduled for sample testing for mold. If the test is positive,
then the mold needs to be removed.
There are
four steps to fix a mold problem:

Track moisture intrusion to its source,
not just identify the manifestations of the problem

Repair all causes of moisture intrustion
-
Re-mediate a home or office in a way
that prevents emission of fungi and dust contaminated with fungi
from entering a non-contaminated area

Monitor a re-mediated area to ensure the
underlying cause of water intrusion has been rectified so fungal
growth will not recur
Damage to structures is
caused indirectly from captured moisture. It can be significant.
Moisture is the primary source of attraction for pests, insects,
rodents, spiders, and many popular species of termites. Without
moisture, most species of termite and most mold forms would not be
attracted to the structure.

MOLD INSPECTIONS INCLUDE:

BASIC MOLD INSPECTION: This service includes a visual inspection with the use
of detection equipment. No laboratory samples are collected.

ADVANCED MOLD INSPECTION: This service includes a visual inspection employing
detection equipment, documentation of the issues along with
the necessary laboratory samples to confirm mold
amplification and an extremely detailed report outlining the
conditions present, recommendations for the remediation
required and both Infrared images and Digital photographs.
PRV (Post Remediation Verification)
This is also known as Clearance testing. This involves
testing to confirm that the mold removal (Remediation) has
been done properly and that re-occupying the building or
home is safe.
QA/PROJECT MANAGEMENT: This Quality Assurance service is available for large
projects where a “third party” Project Management is desired
for the overview of a Remediation Contractor, with written
Progress Reports. |
